Each rate shown below requires a five night mininmum
Our rates are shown below for the different times of the year.  There are no cleaning fees for stays at this home and there are no charges for "extras" such as grills, etc.  The pool is heated by a solar heat system which is able to warm the pool for about ten out of twelve months of the year.  There is no charge for pool heat provided by the solar heat system.  However during periods of colder weather, if guests wish to add gas heat, the rate for that system is $8 per day (see note below)

This home is licensed and regulated by the Florida State Department of Business and Professional Regulation and Osceola County ordinances.  The state and county mandate the collection of taxes on rent at the rate of 13.5%.  Taxes are stated separately when quotes are provided.
                                                      OUR RETURNING GUEST LIST PROGRAM

We are pleased to have guests return for subsequent stays year after year, and we have been pleased to offer them a special rate for their loyalty during subsequent visits.  Our database of guest registrations  allows us to verify prior stays very easily.

In the past, all returning guests have received this special rate.  As the vacation rental business has changed we have found it necessary to update our policy.  Rather than extend a lower rate just for making a subsequent reservation, we have developed a formal “Returning Guest List”.  To be added to our list we ask guests to make subsequent reservations and to also participate in our “reviews process” by submitting a favorable review.

We pay over a thousand dollars per year to advertise our homes on HomeAway.com, VRBO.com, TripAdvisor.com, Flipkey.com, HomeEscape.com, FloridaRentals.com, and others.  When a search is conducted, hundreds of homes usually match what most renters are looking for.  Our home’s position on the matched list of homes, is based upon the quality of reviews it has received.  Homes with many five star reviews are at the top, those with fewer or lower ratings are near the bottom of the list.

So after each reservation, we ask our guests to provide a favorable review of our home.  This is an easy step which is accomplished by going on-line to one of our listing sites and entering a review.  (Each of our advertisers accept reviews regardless of the website through which the reservation was made. You may submit a favorable review at the website of your choice, and it can be made months after a stay.)

We send out a “review request” which contain links directly to the review section of our advertising websites.  Our Returning Guest Rate is a discount of $10 per night of your subsequent stay from the rental cost based upon the seasonal rate in effect.  (i.e. for a seven night stay the discount is $70). Returning guests who have not completed a review will be invited to post a review  so we can extend the lower rate to them.

Note:  The returning guest rate is only extended to stays that meet the minimum five day stay.
A little info about optional pool heat...

Please note that we charge only $8.00 per day for the optional pool heat.  That is the cost of the gas to us by the local gas company. You should also note that there is no tax charged on the cost of that gas.  We pay the tax to the local gas company.  Since you are paying us the same amount (a reimbursement of the cost of gas), Florida Law allows us not to charge and add tax to your bill.
